Ora Manor and Turrell Manor are located in the heart of South Orange, New Jersey. Each building is set up as an apartment style living environment consisting of kitchens and other amenities found in a standard apartment. Each building is uniquely designed to provide a supportive and independent community at Seton Hall University. Ora Manor consists of occupancy of 105 residents. Turrell Manor holds nearly 84 residents in a Living Learning Community focused on Servant Leadership and Community Service.
In each Residence Hall there are Resident Assistants who work with each of you to provide the necessary information that you will need throughout the year. They will be offering a variety of programming and conduct floor meetings to ensure that your experience at Ora Manor or Turrell Manor is a positive one. Be sure to remain informed and attentive in order to follow all policies and procedures, too. Overall, our staff is here to help you in any way possible!

Ora Manor and Turrell Manor remain committed to providing a strong presence of Public Safety within and outside of these residence halls. Public Safety guards patrol the buildings throughout the day and remain a constant presence from 10:00pm to 6:00am each evening in the main lobbies. Video monitoring systems are also installed to provide further security. All doors are securely magnetized or locked. Only current residents are able to gain access to any point of the building.
ID and Key policy
Carrying your key(s) and Student Identification Card with you is very important. Your SHU ID card can be requested of you at any time. Lock outs will be conducted by first presenting your Student ID card for verification. A loss of any of these items should be reported immediately to either provide you with a temporary one or for a lock change to occur. Billing coincides with the current campus policies for lockouts and lost keys.
Ora Manor receives mail through the United States Postal Service (USPS), which is not filtered through the University. As such, residents should address their mail as follows:

Mailboxes: Mailboxes for ALL residents are located on the first floor, arranged by apartment number. Each apartment has only one mailbox, so apartment mates must share. Ask the RA on your floor for details. If mailbox sharing becomes an issue, contact your RA who will work to resolve the issue through a roommate contract. Your mailbox must be labeled with your name on it in order to receive mail.
Packages: Packages will be delivered directly to Ora Manor, If you are receiving a package via USPS, package slips will be left in your mailbox or if it’s small enough, the package will be left in front of the mailbox area. Other packages will be available at the South Orange Post Office.
If receiving a package via FedEx or UPS, package slips will be posted on the front door. Some delivery companies may require a signature. Please coordinate with them to ensure proper delivery.

Any mail that does not belong to you, please notify your Hall Director or Resident Assistant.
Lockouts and Lock changes are conducted in a similar way to on campus residence halls. All lockouts and lost keys will be logged each time they occur. Please contact:
- Between 9:00am to 5:00pm, the Residence Hall Director or the Main Residence Life Office if you cannot locate a Resident Assistant.
- Between 5:01pm to 8:29pm, Public Safety should be contacted if you cannot locate a Resident Assistant.
- Between 8:30pm to 8:00am, the Resident Assistant on Duty.
- From 8:01am to 8:59am, Public Safety should be contacted if a Resident Assistant cannot be located.
Be sure to report in any lost keys immediately. You will be given 24 hours to locate your lost key before a charge will be added to your account. A temporary key will be issued at that time.
Facility issues should be reported promptly and appropriately. Emergency issues can be called into your Hall Director or Resident Assistant. Standard requests such as a light bulb change or broken kitchen cabinet door can be sent in through standard e-mail.
For major concerns, please follow along below:
- From 9:00am to 5:00pm, contact your Residence Hall Director or the Residence Life Office if a Resident Assistant cannot be located.
- From 5:01pm to 8:29pm, contact Public Safety or a Resident Assistant.
- From 8:30pm to 8:00am, contact the Resident Assistant on Duty.
- From 8:01am to 8:59am, contact Public Safety.
Ora Manor and Turrell Manor use the same guest policy as the other residence halls. Primarily, it is based on an honor system placing responsibility and the expectation to the resident(s) of an apartment.
Residents are always responsible for their guests. They should be accompanied at all times by their host as well. Guest Identification cards should include their photo, their birthdate and an expiration date. Passports are not valid as a form of identification.
Any guest under the age of 17 should adhere to the same University policies as a standard residence hall. Forms can be brought to the RA on Duty, your Resident Assistant, or the Residence Hall Director based on the time of day.
All guests should enter the building through the main entrance of the building at the front. Please see the University Guest Policy for further inquiries.
Quiet hours are in place for academic success and courtesy to others in the community. Sunday through Thursday, quiet hours begin at 10:00 PM and end the next day at 8:00 AM. On Friday’s and Saturday’s, quiet hours begin at 12:00 AM and end at 10:00AM.
Twenty-four hour courtesy hours are always in effect and will be enforced as needed. If there is a complaint please address personally. If it persists contact the RA on Duty or your Resident Assistant to resolve the matter.
*Balcony and Patio curfew begins at 10:00pm each evening. Residents and guests should not be on their balconies or patios from this time until 9:00am the following day.
The laundry machines are located in the basement areas for both buildings. In Ora Manor, quarters are the only acceptable way to use the machines. Turrell Manor allows for Pirate’s Gold as in the on-campus residence halls. Please keep track of your times and be sure to remove your belongings in a timely manner to avoid pile up. It is crucial to be courtesy of others who may wish to use a machine.
If a washing/dryer machine is not properly working please be sure to submit that issue to your Residence Hall Director. Be sure to include the Unit’s Identification Number, too, as well as the issue (machine is not taking coins, etc.).
Ora Manor and Turrell Manor are campus residence halls that follow the same Fire Safety policies as the other residence halls. Some cooking appliances are permitted so please contact your Resident Assistant or Hall Director for any specific questions. Health and Safety procedures do occur for the off-campus area as well.
The HRL Professional Staff along with a Resident Assistant will key into each room and inspect for health-safety compliance. The resident(s) do not need to be present during this time. Any violations will be documented and the item may be confiscated. Look for a Health and Safety form left in your apartment to determine if you had a prohibited item.
Fire Alarms/Evacuation Protocol
Evacuate the Building:
In the instance of a fire alarm, whether a preplanned drill or unplanned alarm, proper protocol is to leave the building through the closest exit as quickly as possible. There are 2 exits on 2nd and 3rd floor and 3 exits on the 1st floor. Upon exiting Ora Manor, proceed to exit the parking lot and proceed north on Valley Street toward South Orange Avenue and gather in front of 320 Valley Street (the second driveway to the right of the Ora Manor parking lot). For your safety, please do not stand in the street or in the parking lot as emergency response vehicles may need to occupy the area.
Turrell Manor residents should evacuate quickly to the parking lot space directly across the main entrance of the building. Staff will assist in guiding you there as needed. Again, avoid standing in the street and near the curbs. Please remember to use any exit in evacuating to ensure quick and safe processes.
Please be sure to read the Fire Safety booklet, University policy website, or ask your Resident Assistant on any other questions.
All residents should be out of the building by 3 minutes. Students that leave after that time may be found in violation of fire safety policy. Alcohol Policy
Ora Manor and Turrell Manor residents are to abide by the University and HRL alcohol policies. Please review the Housing and Residence Life policy page for more information.
Ora Manor and Turrell Manor follow the same University policies as other residence halls. No smoking is permitted inside each building or on the balconies/patios of Ora Manor. You must remain 25 feet away from the building while doing so and use the proper receptacles.
Ora Manor Extra Facts
Ora Manor stairwells should primarily be used for emergency situations. In wintry or wet conditions, the stairwells may become slippery. Please use the elevator when possible. Report any hazardous conditions to your Resident Assistant or Hall Director.
Most Ora Manor apartments have a balcony or patio that is off the single bedroom. However, some do not due to the layout of the building. Balconies/Patios are to be used appropriately in consideration of the following guidelines:
- There is to be NO smoking or drinking of alcoholic beverages on the balconies/patios.
- Grills are not permitted on the balconies/patios.
- A maximum of three (3) people are allowed on a balcony/patio at one time.
- Balcony curfew begins at 10:00pm each evening and goes until 9:00am the following day. No one is permitted on a balcony or patio during those times.
- Residence Hall Furniture should not be brought out onto balcony to avoid weather wear and tear.
Kitchen Use in the Apartment Residence Halls
The off-campus area remains unique due to having kitchens in their apartments. Both residence halls offer a stove, sink, refrigerator, cabinet space, and a kitchen table with chairs. Turrell Manor residents have one microwave provided in each apartment.
It is very important to maintain kitchen cleanliness, too. Properly storing food and disposing of garbage often will also help deter any unwanted issues.
When cooking please be sure to allow for proper fanning or ventilation. Ora Manor stoves are equipped with an overhead fan, however, Turrell Manor does not have that service offered. Other things to remember include:
- Do not leave food unattended.
- Turrell Manor has gas stoves that ignite through the stove switch. It is not a continuous circuit.
- Leaning on the stove can cause it to dip, please respect University property at all times.
- Keep the stove top and area around it clean and clear. This will help avoid fires and other incidents in the kitchen.
Cable/Internet Configuration in Ora Manor:
Each apartment has one (1) wall cable jack in the living room. (There are no cable jacks in the bedrooms, but cable cords can be split to accommodate cable television in bedrooms. Note: You may lose some channels by doing this action.)
There are Ethernet ports in bedrooms for the number of occupants living in those rooms.
Wireless Internet Access: Connect to ―privatel‖ or ―privatel2 with the passcode, “ora-wireless”.
Turrell Manor accommodates a television in the living room. Wireless Internet Access runs off of the campus network. Log in would the same as using the Wi-Fi on campus.
Housing & Residence Life does not recommend multiple televisions in an apartment and does not supply a cable splitter should you select to have a television in your bedroom.
Students will be held liable for any wall damage or violation of fire safety policy by running wires inappropriately.
Cable is provided through Privatel and is not the same company as on-campus residence halls. To report any issues, please e-mail your Hall Director with the problem. Please be specific. A technician may need to contact you if the issue is unclear so your cellphone or e-mail address may be needed. Staff may enter your apartment with the technician if needed and if no one is in the apartment at the time of arrival.
A copy of television channels will be provided to you during move-in.
Ora Manor Parking Information
An application will be sent out by the Residence Hall Director during the summer to any future Ora Manor Resident. Below is the information that will be provided. The actual application can be requested:
- There are no assigned parking spaces at Ora Manor and there should not be a lack of spaces available during the academic year. Housing & Residence Life will not issue more decals than there are spaces.
- Ora Manor, Housing & Residence Life, and Seton Hall University will not accept any liability for any vehicle parked within the Ora Manor Parking Lot regardless of having a decal or not having one. Please refer to the Student Handbook and Parking Services for additional information.
- Parking in the Ora Manor Fire Zones is strictly prohibited. These zones are in front of the main entrance and in front of the back stairwell. Your car will be ticketed and towed if you are found to be parked in those zones.
- Out of state residents are not considered as priority for a permit.
- DO NOT bring your vehicle to Ora Manor without first being informed that you have been approved for a permit.
- Once you have received your parking permit it may be revoked if you are found responsible in any future university violations as part of sanctioning.
- There will be two permanent guest spaces for the academic year. Ora Manor residents are not permitted to park in those spaces during the academic year.
- Ora Manor residents with an Ora Manor Parking Permit will not be able to park on main campus overnight ever and will not be issued a Resident Permit for main campus.
- If a permit holder has a rental/loaner vehicle, please get a temporary hang tag from parking services and visibly place in your rental/loaner vehicle.
Housing & Residence Life is not required to grant parking spaces to every resident.
- The applicant must be in good parking standing. No outstanding tickets may be on your record. If there are any unpaid tickets or fees you must pay all of them before applying for Ora Manor parking. You will be denied a permit if not done correctly.
- The applicant must not be on Housing Probation or University probation. Parking at Ora Manor is a privilege, not a right – those students who have ignored their commitment to better the Seton Hall Community will not be granted parking.
You MUST fit one of these qualifications to be eligible to apply. Permits are not guaranteed.
- Senior with at least 90 credits completed by the start of the fall semester.
- Graduate student.
- Nursing major registered for clinical with documentation from the Nursing Department.
- Education major registered for student teaching with documentation from the Education Department.
- Engineering major with documentation from the Engineering Department requiring that you need to have personal transportation.
- Internship registered with the Career Center with documentation from the Career Center, stating that it is necessary for you to have personal transportation.
- Medical reasons which must be registered with Disabilities Support Services and must include documentation.
- Other (Must specify via letter to RHD and include proper documentation – not guaranteed that you will receive a parking space.
*If you withdraw from University Housing and/or no longer live at Ora Manor you must turn in your Ora Manor Parking Permit to Parking Services as you are no longer able to park at Ora Manor if you are not a resident.
Guest Parking at Ora Manor:
You must obtain an overnight guest parking pass from the Resident Assistant on Duty to park in the Ora Manor lot without being ticketed for any guest that needs parking at Ora Manor.
There are only two spaces for guest parking based on a first come first serve model.
An Ora Manor resident may request an overnight parking pass from 8:30 PM to 12:00 AM (midnight) from the Resident Assistant on Duty 20 times per semester.
No guest parking passes will be granted after 12:00 AM (midnight).
If your guest is set to arrive after midnight, arrange with the RA on Duty to obtain a guest pass earlier than midnight, to make sure your guest is not ticketed.
The guest parking pass should be left on the dashboard so that it is visible to Public Safety. All guest parking passes expire by noon of the following day and are not valid for multiple day use. A new parking pass will need to be issued that evening.
Day guest parking does not require a guest parking pass, however, all guest vehicles should be removed by the evening.
All guests and residents agree to abide by Seton Hall University parking policies. A guest may be contacted at any time to relocate their vehicle if the space is needed for University related reasons.
Turrell Manor residents are able to purchase a Resident Parking Permit and the Turrell Manor Parking Permit through Parking Services. There are three parking lots for Turrell Manor residents only. All Turrell Manor Residents have access to park on main campus at any time as needed. In the event of inclement weather, these residents will be required to relocate to the Parking Garage.
Trash and Recycling
Residents are responsible for the disposal of their trash and recycling items. Both residence halls do not have trash rooms. All garbage and recycling needs to be properly disposed of in the proper receptacles located in the parking lots of each building. All items should not be left outside of the receptacles as it can attract unwanted animals.
Ora Manor has one large trash receptacle and several smaller bins for recycling items.
Turrell Manor has two large trash receptacles and one for recycling items. Each are labeled.
Trash and recycling collection takes places on Wednesdays and Saturdays in the early morning. The Village of South Orange manages all trash/recycling collections. Please refer to the following for further information.
